
Kansas Road Partners, LLC is Barrett Investments largest land holding to date. Spring Creek Meadows subdivision is a 241 acre parcel located ten minutes from downtown Montrose, Colorado. Situated on top of Spring Creek mesa with great views of the Sneffels mountain range and the Grand Mesa, along with a beautiful arroyo running through the middle of the subdivision. Preliminary Plat from the county in 2006 approved 83 lots with four different phases, the first one being completed in May 2007 with 20 lots.
Managers John Jennings and Jack Petruccelli conduct the day to day operations for Kansas Road Partners. Phase 1 of the 4 phase development is still selling lots. The other 63 lots will require road work, site work and utilities to be provided to lots. The layout of the land being flat requires minimal grading to develop lots into finished product. County of Montrose has approved all lots for Preliminary Plat approval. Time frames include six months of infrastructure per phase with an estimated selling time between 2-3 years. Final phase selling is projected to complete around 2018. Lots vary in size ranging from 1.5 to 3 acre lots with the premier lots situated along the arroyo with views of the mountains, with one lot featured at 5+ acres. Horses are allowed on a wide variety of lots with trails throughout the subdivision and running through the arroyo. Spring Creek Meadows subdivision is close enough to ammenities, being within ten minutes from downtown Montrose and just 65 miles from Telluride ski resort yet still providing a country feel.
Kansas Road Partners built a spec house on one of the more picturesque lots in the first phase. A local artist has been renting the house since completion and is painting pictures of the Rockies.
