In 2005, Brendan Lee, LLC purchased a piece of property in Huntington Beach. It had 2 small houses and the Company intended to build and sell two 3000 s/f houses. Design work, permits and interviews of general contractors took sic months to complete. In January of 2006 Tom Stewart started construction. In less than one year, construction costs coming in under budget and the housing market starting to turn for the worse, we sold the inside lot and house. The corner lot was taking longer than expected to sell and in late 2007, the decision to start renting it out sounded more profitable. After interviewing several management companies, the clear choice was Realty Executives, Kristyn Tupper to do our managing of the property. She has done an outstanding job and mid 2011 the property has sat vacant for less than 30 days and changed occupants only 3 different times. This has been an outstanding piece of property and continues to pay for its monthly expenses.
In the summer of 2008, Brendan Lee purchased a fixer upper in Garden Grove and started working on it right away.With the rental house going well in Huntington Beach and the housing market continuing its downturn, the Company decided to buy another house as a rental property. Most of the work was completed in house and after a couple months it was ready to go..
We used Kristyn Tupper again, and before the renovations were even finished, she had it rented! This has been another great rental property and has been rented out 100% during two different occupants.
With the California market continuing to down turn, Brendan Lee made a few offers on more houses to try and capitalize on the housing market. In late 2008, an offer was accepted on a place in Newport Beach. It was a bank repo and it was already fixed up and ready to rent. It took Kristyn a couple months to find the right person for this place, but the beach house has been rented ever since. Another great property with lots of upside potential when the property gains value.

With the market still being low, we have been looking for a new rental/flip. Well in February of 2012 we found it in Garden Grove. It is real close to our other Garden Grove house both in the same area and the house itself, besides a pool in this one. We have personalized the looks a little ourselves with new carpet, fresh paint, new gates, and landscape improvements.
